An investment opportunity to share development and success of a Condotel, which is part of an ocean front land development project in Nha Trang, Vietnam.

The Business
The project is comprised of five integrated components; a hotel, luxury villas, serviced apartments, a recreation nest, and the Condotel. The project is well underway, where the developer has already invested in completing pre-construction/preparation works including land clearance, power, roads, bridges & water. The developer has long experience in property development in locations throughout Vietnam and is now seeking a funding partner for construction of the Condotel with 203 keys in 8 floors. The condominiums will be individually owned but utilised and operated by an international 4/5 star hotel management company. Each condominium will have access to the adjacent hotel’s services and amenities including pool, bar, gym, café etc. Total Condotel project cost: $33,6 million.

The developer has acquired 11,6 ha land in total and obtained the Investment Certificate including Land Use Rights to complete the development with FREE HOLD title and RedBooks for each component. The developer has already spent US$30 million on pre-construction. The hotel component has funding available for construction. 39 villa plot land use rights out of 79 in total has been sold. The developer is currently building the villas per each buyer with dozens already completed.

To construct and complete all the project components and sell all available units.

The Deal
Negotiable equity (JV) stake, or debt.
The developer is offering a capital guarantee issued by Vietnamese State Bank for the benefit of the investor.
28% investor IRR based on a $5 million investment.
